Often purchasing off the plan can result in a bargain buy, but you have to make sure you pick the right property.  When purchasing off the plan essentially you are buying a property at todays prices with the value relaised on completion of the project.  This means that if you get in at the right time often you can find a great buy. 

Take advantage of long settlement times 

Besides the ability to purchase an undervalued asset buying off the plan enables you to take advantage of long settlement times.  If you are purchasing off the plan it's not uncommon to expect settlement of your property a year after the purchase date.  Rather than using cash as a deposit if you currently own a home and have equity you can use a bank guarantee.  This means that a bank will guarantee that you have the ability to settle on the due date.  For you this means no money down as a deposit and settlement a year away.  So if you select the right property you invest with no deposit, purchase an undervalued asset and enjoy capital growth in your property from the time of purchase to the time of settlement.
